Brandon is the middle of the route, and the territory spreads out from it in every direction: north to Seffner, Mango and Thonotosassa, east along SR 60 to Valrico and on to Plant City, south over the Alafia River into Riverview and Lithia. The pages below explain what we know about each place and how it changes the way a drain gets cleaned.
Three Sewer Arrangements Across One Territory
Most of the area sits on Hillsborough County Water Resources, which maintains the gravity mains under the street. Two places do not: Plant City and Temple Terrace run their own city sewer systems, so a problem in a main goes to a different office. And a good part of rural Dover and Thonotosassa sits outside the county's mapped sewer areas, so the pipe from the house may end at a septic tank. We never jet a drainfield; we clean the pipes up to the tank and say so if the tank is the trouble.
Public maps cannot confirm the status of an individual lot. If you are unsure, tell us the address and we will help you work out which arrangement you are on before pricing any lateral work.
Pipe Age Is the Other Dividing Line
Brandon grew from about 12,700 people in 1970 to 114,600 in 2020, and the housing came in waves. Central Brandon, Limona, Brandon Hills and Plant City's historic districts hold the oldest laterals, where a camera comes before pressure. The 1980s and 1990s subdivisions of south and east Brandon, plus Bloomingdale and Seffner, carry thirty- to forty-year-old PVC with roots and scale at the joints. Riverview, Valrico, FishHawk and Brandon Pointe are younger still, and their stoppages are mostly grease, wipes and debris.

Finding Your Place on This List
Community names and mailing addresses do not always line up here. Limona is a historic name inside Brandon, Bloomingdale is its own community south of the city, and Brentwood Hills is sometimes mislabeled online. Pick the page closest to your street, and if your address is between two, call: the street and the year the house was built tell us more than the place name.
Start with the Brandon cost guide if price is the question, or the guide to older Brandon homes if your street predates 1990. Each area page also links to the services we offer there and to a related article on how the local conditions affect a drain.
Outside the list, or unsure which side of a line you are on?
Call or text the street address. We will tell you honestly whether we reach it, and whether it falls under the county, a city system or a septic tank.
