Sterling Ranch Hydro Jetting, From the 1988 Units to the Mid-90s Ones
Sterling Ranch is a numbered-unit subdivision in south Brandon, west of Providence Lakes and south of the Bloomingdale Avenue and Providence Road corridor. Units 1, 3, 5, 7, 8 and 9 had sewer mains installed in 1988. Units 2, 4, 6 and 12A followed in 1994, Units 10 and 15 in 1995 and Unit 14 in 1996. County records carry 128 segments over about 5.6 miles, 98.9 percent PVC.
The two waves matter. Laterals of roughly 36 years on the first-wave streets carry a different root and joint risk than 30-year-old ones on the second, and an address alone does not say which group a street belongs to. The surrounding census tract has a median build year of 1996, with 43 percent of homes from the 1990s.
One Cast-Iron Segment and Three Apartment Complexes
Nearly all of the county's Sterling Ranch main is PVC, with a single 320-foot cast-iron segment from 1988 on the collector road. Cast iron is where scale, not only roots, narrows the flow. Three apartment complexes, and The Hamlin near Lake Brandon, tie into mains in the same basin, so grease and wipes from multi-family buildings arrive upstream of the single-family connections.
When several neighbors back up together, that points to a shared main rather than separate laterals, and the county line, (813) 307-1000, is the call to make first. Our note on who to call during a sewage backup covers the order.
What Each Service Does in a Two-Wave Subdivision
- Hydro Jetting Services — Sized to the wave: gentler on the 1988 units, a routine scour on the mid-90s ones.
- Sewer Line Hydro Jetting — Clears the lateral to the street mains; with apartments in the same basin, community-wide backups go to the county first.
- Kitchen Line Grease Jetting — Family-sized households mean heavy kitchen use, and grease films on branch lines are the commonest call.
- Root Removal & Line Clearing — First-wave laterals about 38 years old are where fine roots at joints are most likely.
- Drain Cleaning & Snaking — Cable service for stopped tubs, showers and laundry drains in single-family units.
- Sewer Camera Inspection — Shows whether a repeat blockage is scale, roots or a settled low spot in the wetter units.
Depressional Soils in Unit 14 and Wet Pockets Elsewhere
Soil maps show different ground from unit to unit: well-drained Tavares-Millhopper sands under the first units, poorly drained Smyrna and Malabar sands near Units 6 and 15, and depressional Basinger, Holopaw and Samsula soils at Unit 14. Low pockets hold groundwater around laterals, and a backup tends to show first in the lowest lots.
Owner households in the tract average 3.12 people against 2.21 for renters, so family laundry and kitchen loads are real. A routine kitchen line jetting visit ($275 to $450) and a camera before any root removal keep it simple, and the cost guide explains how a quote is built.
Sterling Ranch Units and Neighbors West of Providence Lakes
County records label several Sterling Ranch units as formerly Purity Farms, and the units fall into two build waves six to eight years apart.
- Units 1, 3, 5, 8 and 9 — County mains recorded in 1988; listed Unit 1 homes were built about 1990 to 1997.
- Unit 2 — County mains recorded in 1994, which puts this unit in the second build wave.
- Units 4 and 6 — County mains recorded in 1994, also formerly Purity Farms in county records.
- Units 7 and 10 — Unit 7 mains were recorded in 1988 and Unit 10 mains in 1995, so the two sit seven years apart.
- Unit 12 and 12A — Mains recorded in 1994; the unit is listed on the MLS as Unit 12.
- Unit 14 — Formerly Purity Farms, with mains recorded in 1996 and low, ponded soils at its center.
- Unit 15 — Mains recorded in 1995; listings for this unit mention a community pool.
- Providence Place — Neighbor to the north and east with Phases 1 and 2 and county mains recorded in 1989.

- Providence Road and Bloomingdale Avenue — The arterial crossroads used in directions; retail at that corner appears in county sewer records.
- Gornto Lake Road — Mariposa, formerly the Gornto Lake Road subdivision, had mains installed 2015 to 2017.
- Lake Brandon — Development area with The Hamlin at Lake Brandon apartments (2003), Lake Brandon Plaza and Grand Rivage.
- Bloomingdale — The census place just south, with the Alafia River as its southern border and a school founded in 1884.
- Falkenburg Wastewater Treatment Plant — At 102 N Falkenburg Road, the downstream end of the area's sewer.

Sterling Ranch Pipe, Soil and Household Facts
Sterling Ranch is smaller than its neighbors, which makes its county sewer record short enough to describe nearly in full.
- County records list 128 sewer-main segments under Sterling Ranch names, 29,460 feet or 5.6 miles, 98.9 percent PVC with one 320-foot cast-iron segment from 1988. The lone cast-iron stretch on the Phase I collector road is where scale, not only roots, can restrict flow, so footage there is worth asking for.
- Sterling Ranch mains went in two waves: 1988 for Units 1, 3, 5, 7, 8 and 9, and 1994 to 1996 for Units 2, 4, 6, 10, 12A, 14 and 15. First-wave laterals are about 38 years old and second-wave ones about 30, which changes the root and joint risk street by street.
- The surrounding tract's median home dates to 1996, and 850 of its 1,974 homes (43.1 percent) are from the 1990s. 1990s PVC drains are generally sound, so most calls are grease, wipes and roots rather than collapsed pipe.
- The census tract's median age is 45.5, and owner households average 3.12 people against 2.21 for renters. Larger owner households with children and laundry load laterals harder than apartment households do, sending more water down each line.
- Soil maps place Unit 14's center on ponded depressional soils (Basinger, Holopaw, Samsula) and Unit 15 on poorly drained Smyrna fine sand. Wet, low pockets hold groundwater around laterals, so a backup tends to show up first in the lowest lots.
- Four apartment complexes, Sterling Palms (1996 mains), Providence Lake (1995), Indigo Point (1988) and The Hamlin at Lake Brandon (2003), appear in county sewer records near the single-family units. Multifamily grease and wipe loads arrive upstream of house connections, so repeat backups can have a shared-main cause worth ruling out with a camera.

A unit number or the nearest street sign helps us tell the 1988 wave from the mid-90s one. Share it, say what is slow, and the written price follows.

Several Sterling Ranch units appear in county sewer-main project names as 'fka Purity Farms', an earlier name carried in the records. It matters only if you search the county's maps for your street: look under both names to find the right main.
County main records show installation years by unit, and the unit number on your plat points to the wave. A neighbor's fence or a street sign will not. If you cannot find it, a camera pass and the cleanout style give clues, and the year the house was built is a decent proxy.
It is a public main along the collector road, not part of your lateral. It tells you the community has some older pipe in its system, which can add scale to flow. If a main there ever blocks, the county handles it, and we can supply camera footage if you need it.
Yes, in the sense that more laundry, dishwashing and cooking produce more grease and lint. Sterling Ranch owner households average over three people. A lateral that was fine for a smaller household can start to slow, which is why the maintenance schedule links frequency to use.
They can. Low pockets with a shallow water table keep soil around a lateral wet, and a flat line holds solids. Public sources do not tie flooding to sewer failure here, so we check with a camera instead of assuming, and look for sags that hold water.
