Hydro Jetting in Brandon Pointe and Lake Brandon, Where the Pipe Is New
Brandon Pointe is a gated community of single-family homes and townhomes with a clubhouse and pool, off Gornto Lake Road in southwest Brandon. County sewer records date Phases I and II to March 2013 and Phases 3 and 4 to July of that year, with 4,812 feet of PVC main in the first pair alone. Nearby Lake Brandon townhomes are older, from 2005 to 2007, and Edgewater at Lake Brandon is a gated townhome community.
The surrounding tract is 81 percent built in 2000 or later, 54.3 percent renter-occupied, and about a third of units sit in buildings of five or more. A Phase 3 home on Garden Falls Drive is listed as built in 2014 on a lot about 31 feet wide. Small lots, attached walls and rotating tenants shape the calls.
Why Eight-Inch PVC Laid in 2013 Is a Simple Job
County GIS shows 109 Brandon Pointe segments, all 8-inch PVC. Uniform pipe makes the setup straightforward: one nozzle family, no unknown materials, modest pressure. The real variables are what goes down it and how the lot is built. At this age a blockage is usually grease, wipes or debris, not a failing pipe, and a hydro jetting pass clears it fully.
The soil is Smyrna sand with a water table about 12 inches down in the wet season, at 32 feet of elevation, so shallow gravity slopes meet damp ground. A camera shows whether a joint is taking in water or a line has settled.
What Each Service Does on Twelve-Year-Old Pipe
- Hydro Jetting Services — A simple setup on uniform 8-inch PVC: one nozzle family and modest pressure clear grease and debris completely.
- Sewer Line Hydro Jetting — Clears short laterals on 31-foot-wide lots toward county mains laid in 2013.
- Kitchen Line Grease Jetting — Tenant turnover keeps grease habits changing, so the kitchen branch is the repeat call; $275 to $450 resets it.
- Root Removal & Line Clearing — Rare this early on small landscaped lots, but young trees near a lateral can still find a joint.
- Drain Cleaning & Snaking — Cable work for a single stopped fixture in a townhome, with care around shared walls and stacks.
- Sewer Camera Inspection — Settles whether a repeat blockage is a low spot in wet soil or only habits upstream.
Townhomes, HOA Dues and Tenants in a Rental-Heavy Tract
Association listings for the Brandon Pointe townhomes list sewer, water and trash among included items. What that means for who maintains in-community lines is not something public sources settle, so read your documents before paying for a repair and ask your board who handles shared lines. Our post on shared stacks in Brandon apartments and townhomes explains how one clog reaches neighbors.
Rental turnover drives grease and wipe habits, so kitchen line jetting at $275 to $450 is the repeat call, and a camera inspection is the answer when the same line keeps failing. The maintenance schedule helps set a repeat interval for a rental.
Brandon Pointe and Lake Brandon Phases
Brandon Pointe and its Lake Brandon neighbors were built in two waves, mid-2000s townhomes and 2013-2015 homes, so most of the pipe here is under twenty-five years old.
- Brandon Pointe Phases I and II — Parcels 114A and 114B, with county mains recorded in March 2013, nine segments.
- Brandon Pointe Phase 3 — Parcel 107, with 12 segments recorded in July 2013 and a Garden Falls Drive home listed as built in 2014 by Lennar.
- Brandon Pointe Phase 4 — Also Parcel 107, with five segments recorded in July 2013, the last of the 2013 filings.
- Townhomes of Brandon Pointe — 2013 and 2014 builds sold in a separate Lennar collection from the single-family homes.
- Valhalla Townhomes — Brandon Pointe Townhomes Phases 1 to 4 in county records, an earlier 2005 filing with six segments.
- Edgewater at Lake Brandon — Gated townhomes on Oleander Lakes Drive and Edgewater Falls Drive, built about 2005 to 2006, Parcel 115 recorded March 2005.
- Asprey Place Apartments — Multifamily neighbor, formerly Renaissance Apartments, with a county record from March 2000.

Brandon Pointe Young PVC and Renter Facts
These are among the youngest sewer mains in the Brandon area, so grease, wipes and debris matter more here than age.
- Brandon Pointe Phases I to IV have 26 county gravity segments and 4,812 feet of 8-inch PVC, all recorded between March and July 2013. 13-year-old PVC mains are mechanically sound, so jetting here targets grease, wipes and builder debris rather than line failure.
- Brandon Pointe together with Lake Brandon Parcels 113 and 115 has 109 county gravity segments, all 8-inch PVC, 19,551 feet or 3.7 miles. One uniform pipe type and diameter makes nozzle choice and cleaning cadence simple, with fewer surprises between segments.
- The surrounding tract's median home dates to 2006, and with 2,595 of 3,205 homes (81.0 percent) dating from 2000 or later. A young system with no clay or cast iron means problems come from usage load, not age.
- 1,500 of the tract's 2,763 occupied homes (54.3 percent) are renter-occupied, and 34.6 percent of units are in 5-plus-unit apartment buildings. High renter turnover and shared multifamily lines raise grease and flushed-item blockages, and property managers rather than owners usually call.
- Soil at Lantern Hill Avenue is poorly drained Smyrna fine sand with a minimum water-table depth of 31 centimeters, about 12.2 inches. A shallow water table can add infiltration through sewer joints, which is one reason slow flow is checked with a camera.
- Elevation at Lantern Hill Avenue is 32.0 feet, against 82.8 feet at Brentwood Hills in east Brandon. Lower, flatter ground means gravity sewers may run at gentle slopes, where slow flow lets solids settle.

Not usually. We bring enough hose to reach from the street or a front cleanout, and we work in side yards that are tight but open. What matters is knowing where the cleanout is and whether a gate or a parked car blocks the approach. A photo of the access helps.
For work inside your own home, usually not. Shared lines, exterior cleanouts and common ground can be a different matter, and some associations want contractors registered or notified. Check your rules, and tell us about any gate, parking or notice requirement so the visit does not stall at the entrance.
Modern PVC joints are sealed, so infiltration is uncommon, but a shallow water table and a settled joint can still let some in. If a line slows only in the wet months, a camera is the way to look for a leaking joint or a low spot that holds water.
Put a short notice in the lease and in the move-in packet: wipes, floss, cotton swabs and paper towels go in the trash, as the county's own list says. Pair that with a camera look after a repeat clog so you know whether habits or the pipe are responsible.
We confirm what is slow and where the cleanout is, run a camera if the pipe's condition is unknown, jet the line at a pressure matched to what we see, then look again if a camera is part of the job. You get the price in writing before any of it starts.
