Providence Lakes Hydro Jetting: Why the Unit Name Matters
Providence Lakes is a master-planned community in south Brandon, about two miles south-southwest of the hospital on Oakfield Drive, with Heather Lakes a little over half a mile north and Sterling Ranch about a mile west. County sewer records list 286 gravity-main segments under its names, 11.4 miles in total, every one of them PVC, installed mostly between 1984 and 1997 with a median year of 1988.
The unit names tell you when a street went in. Peppermill I and Watermill I date to 1985; Peppermill IV and Watermill III were not built out until 1994, so one neighborhood name can span two generations of pipe. Vista Cay, formerly South Ridge townhomes, came in 2004. The county does not publish what lies between each house and its main, so we find that out with a camera when a line misbehaves.
A High Water Table Under a Flat Community
Soil mapped at Providence Lakes units is Myakka fine sand, which the USDA describes as poorly drained, with a water table under 18 inches for one to four months in most years. Ground elevation at the unit centers is only 32 to 35 feet, so sewer runs have little fall. Solids settle on gentle slopes, saturated soil lets roots reach joints, and groundwater can find a loose connection.
That is the wet-season pattern behind many summer slowdowns here, and the flatwoods soil note walks through it. Sewer line jetting clears settled solids; if the camera shows a sag that holds water, we say so and refer the repair.
Our Services on Flat, Wet South Brandon Ground
- Hydro Jetting Services — Scours settled solids and grease on low-fall runs, where flat ground slows flow and lets waste layer on the pipe wall.
- Sewer Line Hydro Jetting — Clears the lateral toward county PVC mains laid 1984 to 1997; the older units get a camera first.
- Kitchen Line Grease Jetting — Townhome and apartment kitchen stacks fill with grease faster than single-family branches, so this is the repeat call.
- Root Removal & Line Clearing — Saturated Myakka sand keeps joints damp, which draws roots; the cutter trims and the camera confirms the seal.
- Drain Cleaning & Snaking — Cable service for tubs, showers and laundry drains in Peppermill, Watermill and the townhome sections.
- Sewer Camera Inspection — Shows which build wave a lateral belongs to by what is actually in the ground, which county main records cannot.
Apartments, Townhomes and Single-Family Streets in One System
The surrounding census tract is 52.5 percent renter-occupied and 34.5 percent of its homes are in buildings of five or more, so many fixtures reach the county mains through shared building drains where grease and wipes cause repeat stoppages. A single-family street in Peppermill or Watermill is different: private laterals, mature landscaping and thirty-year-old joints.
Both get a written price, and a kitchen line jetting visit in a townhome runs $275 to $450. The cost guide explains what pushes a quote higher.
Providence Lakes Units and Neighboring Subdivisions
County sewer records split Providence Lakes into 23 named units and parcels, so one neighborhood name can cover two pipe generations ten years apart.
- Peppermill at Providence Lakes — Peppermill I through IV, with county mains recorded in 1985, 1986, 1987 and 1994, so Peppermill IV is nearly a decade younger than Peppermill I.
- Watermill at Providence Lakes — Watermill I through III, with mains recorded in 1985, 1986 and 1994; sampled homes were built 1986 to 1988.
- Providence Lakes Units I to V — The original units, with county mains installed 1984 to 1991; listed Unit 1 homes were built 1986 and 1987.
- Avalon at Providence Lakes — Name appears only in county sewer records, with mains installed in 1992.
- Vista Cay — Formerly South Ridge Townhomes on Conch Hollow Drive, with county mains installed in 2004.
- South Ridge — Phases 1 to 3 with county mains installed 1999 to 2000, the newest single-family pipe near the original units.
- Tanglewood — East neighbor with 13 vitrified clay main segments installed in 1974; a Tanglewood Way home is listed as built 1975.
- Random Oaks — South neighbor with county mains installed in 1989 and Phase 2 units through 1997.
- Providence Place — West neighbor toward Sterling Ranch, with county mains recorded in 1989 for Phases 1 and 2.

Providence Lakes Sewer Main and Soil Numbers
Hillsborough County publishes its main records by project name, and Providence Lakes has an unusually complete trail of them.
- Hillsborough County lists 286 gravity-main segments under Providence Lakes names, 60,043 feet or 11.4 miles, all PVC and installed between 1980 and 1997. PVC means stoppages come from roots at joints, grease and wipes rather than corrosion, and 30- to 40-year-old mains are old enough that offsets and sags merit a camera look.
- County records name 23 separate Providence Lakes units and parcels, with mains laid in waves in 1984-1987, 1990-1991 and 1994-1997. Pipe age and cleanout style differ by unit, so one jetting approach does not fit the entire community.
- In the surrounding census tract, 1,404 of 2,672 occupied homes (52.5 percent) are rented and 34.5 percent of units are in larger buildings of five or more units. Apartment and townhome stacks put many fixtures on shared building drains, where grease and wipes cause repeat stoppages.
- Soil maps show Myakka fine sand at the community's units, with a wet-season water table as shallow as about 12 inches (31 centimeters). Saturated ground around laterals draws roots toward joints and can let groundwater seep into them.
- Ground elevation at the unit centroids is 32 to 35 feet above sea level. Flat, low ground gives long gravity runs little fall, so solids settle and heavy rain can slow the system.
- The surrounding census tract has 6,903 residents, a median age of 36.0 and a median year built of 1993. Younger households with more laundry and kitchen use load 1980s and 1990s lines harder than older, smaller households do.
Peppermill, Watermill or a numbered unit: name it
The unit or street name is the quickest clue to when your lateral went in. Tell us that and what is slow, and a written price comes before any work begins.
CALL 813-733-7188Providence Lakes Unit-by-Unit Questions
Hillsborough County publishes sewer-main records on its public GIS maps, including installation years for many segments, which is how a unit like Peppermill IV is dated to 1994. Those records cover the street main. The pipe between your house and that main is private and is not mapped.
They share the same county basin, so grease and wipes from multi-family buildings arrive upstream of your connection. If several neighbors back up at once, the main is the likely cause and the county line at (813) 307-1000 comes first. If only your house is slow, the problem is on your line.
PVC does not rot, but it does not prevent roots entering a joint, grease layering, scale in warm lines or a low spot where fill settled. Plastic pipe from the 1980s is generally sound; the common failures are at connections and sags, which a camera shows.
Read your association documents first: some townhome associations handle shared lines, others leave them to owners. If it is unclear, we can run a camera and show where the blockage sits, which tells you who should act. We quote in writing either way.
The county's records describe mains: material, size and year. A camera shows your lateral: its material, joints, roots, scale and sags, and whether the clog sits in the house line or farther out. It is $150 to $300, often credited toward the work.
