Sewer Line Hydro Jetting Between Brandon Homes and the County Main
Every drain in a house meets in one pipe that leaves the foundation and crosses the yard to a Hillsborough County main under the street. When that lateral narrows, the symptoms look unrelated: the toilet bubbles after a shower, or the garage floor drain rises when the washer runs. The fixtures are fine. Start at the outdoor cleanout, the capped pipe in the yard.
We feed the hose in at that cleanout and work outward behind a rotating nozzle until the water runs clean toward the street end of your line. Visits are same-day, the written price comes first, and a camera can look before or after.
How a Backed-Up Lateral Announces Itself
A single slow fixture points at the fixture or its branch. This cluster points downstream:
- Slowness in more than one room at once
- A burp or bubble in one fixture whenever another one empties
- A wet cleanout cap, or a pool sitting in the cleanout while nothing is running
- The lowest drain in the house, a shower or garage floor drain, rising first
- Slowdowns that peak after summer storms and ease in the dry months
- A cable that frees one fixture while the whole-house sluggishness comes back within weeks
Why 1960s-80s Lines and Flat Lots Clog the Way They Do
Brandon’s building boom came early. The community went from 12,749 residents in 1970 to 41,826 in 1980, and the Census survey counts about 2,400 homes from the 1960s, 7,700 from the 1970s and 10,600 from the 1980s. County main records for places such as Barrington Oaks and Brandon Hills show mostly PVC with some clay, but nothing public records the private pipe from each house, so a home from before about 1975 may carry cast iron, clay or fiber. That is a camera question, not a guess.
The ground adds its own pattern. Brandon sits near 39 feet above sea level on flat, sandy flatwoods, so lines run on shallow slopes, and the Myakka fine sand mapped at Providence Lakes keeps its water table within 18 inches of the surface for one to four months in most years. Tampa-area rainfall averages 49.48 inches a year, 61 percent of it from June through September. A lateral with a low spot holds water through that stretch, which our flatwoods and wet-season article explains in more detail. A flooded street is not proof of sewer failure, and we do not treat it as one.
Sewer Line Jetting Prices, and When the Call Belongs to the County
A cable run on a main line is $225 to $450, while a jetting visit on a main with moderate roots is $400 to $750. Either figure goes in writing before any water flows. If you want to see the pipe first, a camera pass is $150 to $300.
Some calls belong to the county. Ask the neighbors and glance at the manhole in the street: a full manhole beside a dry cleanout, or several houses backing up at once, puts the blockage in the main. Hillsborough County wants backups into a home phoned in to Water Resources at (813) 307-1000, not sent through the online request form. Where its responsibility for a lateral ends is not published in a form we can quote, so ask the county or your HOA. Jetting cannot mend a cracked, collapsed or badly bellied pipe either; if footage shows damage like that, we tell you plainly and point you to a repair contractor.
Sewer Line Jetting in Brandon FL: Streets With 1960s to 1980s Lines
The laterals here run from the house to a county main laid decades ago. County sewer records date these sections to the 1960s and 1970s.
- Brandon Hills, Hillside section — The Hillside plat dates to 1974, inside an area where county mains were installed in the 1970s, so the lateral is probably 45 or more years old.
- Branda Vista — Records span 1966 to 1977 in one subdivision, so neighboring streets can have laterals of quite different ages.
- Oakbriar, Brandon Hills area — Dated to 1977 in county records, which makes the house sewer more than 45 years in service.
- Oakmont Park — Built from 1976 to 1978 in the Kings Avenue and Lumsden Road cluster, where county sewer records run from 1971 to 1987.
- Brandon Tradewinds — Early 1970s construction in the same cluster, and the county lists clay sewer mains here dating from 1971.
- Southwood Hills, Bloomingdale — County records show a Brandon Sewer System pump station here from 1973 and a lift station for Unit 14 from 1977.
- Woodberry Estates, Limona — Dated to 1976 in county records, in a part of Brandon that the county ties to a sewer system begun in 1972 to 1973.
- Tanglewood, east of Providence Lakes — A Tanglewood Way home is listed as built in 1975, and the county has 13 clay main segments here installed in 1974.
Sewer Line Jetting Landmarks, From Kings Avenue to the Falkenburg Plant
A lateral ends at a county main, and the main ends at a treatment plant. These are the places that frame that path in Brandon.
- Falkenburg Wastewater Treatment Plant — At 102 N. Falkenburg Road, the downstream end of the county service area covering south and central Brandon.
- Water Resources customer service center — On N. Falkenburg Road, where Hillsborough County Water Resources runs its Brandon operations.
- Kings Avenue — A central-Brandon crossroad with Lumsden Road, with the older Barrington Oaks cluster of 1971 to 1987 subdivisions nearby.
- Bloomingdale Avenue — Main east-west road through Bloomingdale. East Brandon, Bloomingdale and Valrico sit in the county's Valrico wastewater service area.
- Limona Road — The road for historic Limona, which county records tie to a Brandon Sewer System dating to 1972 and 1973.
- Parsons Avenue and S. Sylvan Drive — Streets around Brandon Hills, where county mains were installed in the 1970s and about 37% of main material is unrecorded.
- Vonderburg Drive — Named in county sewer-main project records. Brandon Regional Library, opened in March 1991, sits at 619 Vonderburg Drive.
Brandon FL Sewer Line Jetting by the Numbers
These figures bear on what a lateral can take and where the blockage usually sits.
- One plumbing-company guide says older cast iron should typically be jetted below 2,800 PSI, because the rust scale may be what is holding the pipe together. Houses from the 1960s and early 1970s can have cast iron house sewers, so pressure and nozzle are chosen gently after a camera pass, never before.
- Brandon's largest building decade was the 1980s, with 10,619 housing units, ahead of the 1970s at 7,720 (ACS 2020-2024). Laterals from those two decades are now 35 to 55 years old, so most sewer line work here involves pipe that has had decades to settle, scale and take roots.
- Under Florida plumbing code a 4-inch building drain laid at 1/8 inch per foot is rated for 180 drainage fixture units, and 216 at 1/4 inch per foot. A typical house adds up to far fewer units than that, so a lateral that backs up is rarely short on capacity; sags, scale or roots are the usual causes.
- Hillsborough County Water Resources takes sewer-backup reports at (813) 307-1000 and says not to use the online form for these emergencies. A call separates main trouble from lateral trouble: if the county's pipe under the street is stopped, jetting the house lateral will not fix the backup.
- A main line snake run is priced at $225 to $450, and main line hydro jetting with moderate roots at $400 to $750. The gap pays for washing the lateral from the cleanout to the county main instead of cutting one channel through the stoppage.
Water standing in the cleanout?
Describe the cleanout and which fixtures bubble or slow. We will tell you whether the pattern sounds like your own lateral or the county main, and give you the county number if the problem is theirs.
CALL 813-733-7188Streets and Subdivisions Where Laterals Get Washed Out
House-line jetting comes up most often on the older, flatter streets of Brandon, Seffner, Plant City, Mango, Temple Terrace, Heather Lakes, Sterling Ranch, Limona, Brandon Hills and Barrington Oaks & Kings Avenue. A neighborhood that is not on this list still has a lateral that ends at a county main, so call with the street name.
Lateral and County Main Questions
Look for a capped pipe in the yard near the foundation, often close to where the sewer leaves the house. Water standing in it when no fixture is running points downstream of the house. Text us a photo and we will say what it suggests.
Shallow slopes and a high water table are the usual pair. Wet ground presses on joints, and a low spot in the pipe holds water and settles solids. A camera shows whether you have a belly. A belly can be washed out, not removed, so it may need periodic cleaning.
Hillsborough County Water Resources takes backups into a home by phone at (813) 307-1000, and asks that you skip the online form. Our article on who to call during a backup gives the order. Once the main is clear, we can wash your own lateral.
Usually yes. Homes from that decade may have cast iron, clay or fiber pipe, and each takes a different pressure or none at all. The camera costs $150 to $300 and is often credited toward the work. It also tells us if a sag or offset would make washing pointless.
It clears the pipe from the cleanout toward the street. A kitchen branch upstream of that point is a separate pipe, and if its sink still drags afterward, the grease lining needs the smaller head described under kitchen line jetting. We tell you which pipe the water is struggling in.
